Rubber washers rel bad news they perished with heat from water and age,problem is they then leak only small amount, which is not noticeable as it drys out,then causes bad corrosion to gate valve, as mine did so not able to remove pump without draining central heating,real pain nad to remove pump from pipes then carefully cut through edge of nut on gate valve without damage to thread on pump!
