I was at the farm/corporate location in Oregon in July of 2022 an was told that the mix was to provide quick germination with the taller fescue and to provide stabilization for the rizone type grass while it established itself. I think these features would be beneficial for a new lawn if true. I bought and planted as overseed so I can't really tell for sure how that would work on a new lawn. In theory the rizone variety will choke out the other types of weeds and grasses. It seemed to take a little longer to germinate than others but seems to have survived winter decently so I am anxious to see lawn mid April and how well it tolerates Oklahoma summers. Hope this helps. **Q: Climate: Will it do well with sub zero winters?** A: It’s been two years and I’m pretty happy with it! We have had two very cold winters (snow, ice, cold winds) and it handled them quite well! **Q: Is it the pure rtf tall fescue seeds or the blends?** A: It is a blend. **Q: Endophyte free?** A: The TURF SAVER RTF is NOT endophyte free.
