Financial success and stability is not a distant dream, but a very possible reality that's right in front of me! I'm so thankful for the way Hayden Crabtree simplifies the myths of real estate and provides real solutions to achieve success. I know this is a book I'll continue to go back to for guidance for years to come. I wholeheartedly recommend this book to everyone whether you're in real estate or not!Throughout this book, Crabtree describes many broad topics that I have heard about over the years, like flipping houses, development, cash flows, appreciation, equity, and many more, and breaks them down for anyone to understand. I feel like I have a great understanding to the importance of a consistent inflow of cash, and how I can actually get to a place of investing even if I don't have a bunch of cash on hand at the moment. I'm a lower-middle class citizen, never thinking I could actually invest and make real money, but I now know that this isn't true and now I know the strategy to be able to do so.Probably the most shocking part of the book is when he describes how to file taxes as someone in real estate. My dad was a real estate investor his entire career, and he couldn't believe that this is actually true! These few chapters alone are worth cracking this book open. I still can't believe it.Crabtree's story of success is incredibly admirable, and it's clear he truly wants to inform and empower the reader to be able to reach financial success as well. The resources he provides in this book and on his website are extraordinary (and super cheap compared to others places I've checked out). He's not a distant author, but one who is here to help everyone he can while providing his wisdom in experience over the years.

Valuable book, quick read
I bought this book based on other reviews. As someone who is flipping houses quite profitably, I wanted to see what the counter-arguments against it would be.This book falls under the same general philosophy as "Rich Dad, Poor Dad" and the Robert Kiyosaki investing advice, which emphasizes aggressive investing to generate assets and cash flow.Hayden makes a concise and well-reasoned argument for why cash-flow generating properties such as apartment complexes, commercial real estate and storage units are a better investment than flips. He also offers brief and succinct explanations of some of the important terms and concepts to know in real estate investing.I found his advice valuable and enlightening. I agree with most of what he says, though I think a more nuanced approach which takes into account the specifics for different markets and gives more weight to the quality of investments would be worth considering.Still, I felt this book brought a lot of value and was very worthwhile. It has gotten me thinking differently about how to invest in real estate and I will definitely follow some of his advice.I did have to dock a star and give it a 4/5 because the writing of the book felt hurried: it also lacked the copy-edit a major publisher would bring. Yet for the practical info and opinions it provides, I feel it's very worthwhile.

A lot of great information packed in an easy to read book
Highly recommend this book to anyone interested in real estate investment, or for those already in the game.Read this in 2 days. Lifetime worth of leasons.

Easy and Informative Read
Love this book! Chapters are short, and to the point...the math looks intensive but the examples are easy to understand and the content is focused. It's not too personal or judgmental. Hayden delivery was comfortable. He offers templates and examples with Answer Keys you can download for free. Look I am Not a reader but this book held my attention and enlightening me. Love the Pro-tips...those will give you an advantage. Im on Section 6, Chapter 34 out of 12 Sections. I like to try a product first before I give Review. The delivery was fast. Happy Reading$

Promised audiobook is nonexistent
I honestly haven’t read the entire book yet. I’m simply annoyed about the false advertising. How am I supposed to believe what you write about, when the first page of the book indicates that the book comes with a free audiobook yet the link for the audiobook DOES NOT WORK! I mean, come on. That already created a distrust. Now I don’t know if I want to proceed to read the book or purchase something else.Addendum 10/11/2020. I commented on the authors YouTube page regarding my disappointment about the LACK of audiobook. He promptly emailed me and I was able to get a link to the audiobook. So far it’s very informative.

The real game in town is keeping the property.
There are many, many books about obtaining some real estate,effecting some improvement to the property and then re-marketing it, selling it, and taking a handsome profit. That’s asuper game, for noobs.The real game in town is keeping the property. And generatingmore. You want to build rents and watch tenants pay the note.You want to improve property to an “After Repair Value” and thenrefinance it successfully to ensure you have builders’ equity andpositive cash flow — that’s the magic.The message is to forget selling the property after you haveimproved it. The real value is to be able to keep the property, evenif it has financing against it. If the cash is flowing fine, then keepit. You want to keep the capital. Money is not critical here; capitalis. Capital creates money on demand, when you need it. Over andover. Forever.
