if you wear size 12, what size should i buy???

If you wear a size 12 in sneakers, I would suggest either an 11.5 or 11. Dress shoes and boots tent to have a longer toebox than sneakers.

I've had one pair for 3 years, they are not noisy at all. Just bought my second pair as I scratched the toe pretty bad... otherwise I would still be wearing them!

Are the insoles removable?

Received a pair today and insole is not removable!

Glad to hear India. Good question and be aware leather AND faux leather products from China often made from dogs (who aren't even eaten)
