Q: Does the product come with the bezel and trap door?

I can't tell you if it does or doesn't. I ordered it twice, and both times it said it was undeliverable and my money was returned. I am pretty sure it had something to do with shipping from the UK to The US.

Q: What is the minimum hatch size? Ours is small only 22x22. The listing isn’t clear to me.

The ladder is as described but the only problem I had was that the measurements given to assemble the ladder are in metric instead of American English. I was very frustrated trying to figure out the right measurements to assemble this item. Other than that, everything is OK. As for the measurements to assemble this ladder, as long as to attach the ladder to the ceiling hole, you can make the hatch size as big or small as you want because the hatch is not included in this shipment/assemble.

Yes I received it in the US. The first time I ordered it was returned before it arrived and I received my money back. I assumed it was damaged in transit. I ordered another one and it arrived undamaged.

Q: Can someone explain the clearance arc? I have a pipe that could possibly get in the way of the ladder when stored and need to know if this will hit it
