It works fine but, not in the range it claims.

It would be fine if it were to be placed in a protected area. However, I would not recommend placing it in an area where it would be exposed to rain directly. I also do not think it should be outside in winter weather

Q: Can it be directional? I only need it to reach 400' into my front yard

I'm not sure... but the signal is strongest closest to where you place it (we placed it in the room we were having the most trouble with... so I would assume that if you put it in either an outlet in the front yard (if you have one) or on a wall that faces your front yard.... you would be covered... but that is just a guess
