No, the mattress is not included. I didn’t see where the ad says “matress” is included. It says “bed”

Yes, the mattress has to be bought separate

can the fabric be washed in the washing machine?

No. The cubes have cardboard inside them so if you wash the fabric it'll make the cardboard inside soggy and collapse. They're just like the cubes you find for the cube shelves at the store. (The fabric that is the actual shelves, though, yes.)

Perfect for my rambunctious 2 years old grandson. It's designed perfectly for a toddler to safely sleep and play.xIt was easy to assemble. The crib mattress fits well and sits on the floor with the bedframe around it. The stickers didn't last long because they were easy for my grandson to peel off. However, overall, it's a great starter bed.
