Q: How much surface area does the 125ml bottle cover? I need to prep a 12 sq. ft. (bit over 1 sq meter) surface area.

I would guess that one bottle covers about one square foot.

Q: This item has an expiration date and i know first hand that it will not work if it is expired. how do i know the product i order will not be expired?

I believe if it's in new condition their are Amazon policies in force that a member needs to let all purchasers know. As for expiration dates, 9 out 10 dates don't mean that things expire, it only means it starts to loose potency or freshness. That's a fact
