This is a heavy duty pivot hinge that I used to create a swing-out bookcase door. The upper component of the hinge needs to be installed in a routed pocket which allows the adjustment of the vertical pin. The directions are not very clear but once you understand how the mechanism to raise and lower the hinge works, it becomes intuitive. You then have to use a plumb-bob or vertical laser to align the placement of the lower hinge mechanism on the floor. Once I worked out the proper vertical alignment of the pivot hinge, I added casters to the other end of the bookcase to take some of the stress off the hinge (the bookcase will weigh over 100 pounds when fully loaded). Overall, I am very happy with the end result. Rockler and Murphy sell these same hinges for a lot more (2 or 3 times the price). This does the job for a lot less. Edit (7/23/2022) - After over one year of steady use, the hinge is performing flawlessly. Very happy overall.

I was skeptical of the price and when I got it, it seemed a little small to me. I made a pivot door that ended up weighing almost 100 pounds and was initially worried it wouldn't support the weight or be smooth. I am happy to report that it rotates extremely smoothly and with no play whatsoever. I'm very pleasantly surprised and very happy with this hinge.

The hinges are very sturdy. Took me a bit to figure out how to install. The installation is a challenge, but as not hard as I expected. I took my time during the install and corrected errors as I went. Door will be a power opened hidden door when complete. Good value hinge.

The door I am building weighs about 75 lbs. The bearing on the bottom makes the door swing super smoothly.

Wishing I had paid a bit more for the real thing (MurphyDoor or Invisidoor). HORRIBLE instructions. I made it work, but just barely and only because I found information on the Internet.

Like with many of the reviews, this item is not necessarily easy to install, but if you are doing something that requires it, you should probably be pretty handy. You may need to make adjustments. But the product itself is exactly what it is supposed to be, and it works perfectly once you get it dialed it.

This is a solid product. After trying different products I settled on this because of price point and it does the job. Perfectly concealed. Each set holds a 100+lb(unloaded)bookcase and it swings with ease. Installing takes skill, right tools and time. So far these have been installed for a few months and no issues.

These were very well made and came with clear instructions. The ones I have used from Murphy Bed Co. cost twice as much and come with the most useless mind boggling instructions. I use these for swing out hidden bookcases and the work perfect!
