TMS Automatic Door Bottom Seal - Heavy Duty Acoustic Door Sweep with Neoprene Bulb Bottom Door Seal - 1" Drop - Fully Mortised (32 Inches)

Wow this was a pain in the butt to install, but it works and looks amazing! I live in a condo and can't change the look of the outside of my front door, so this was the only feasible alternative to those cheap sliding foam door sweeps. The construction feels very solid and the mechanism is smooth - no one knows it's there unless I point it out. Just keep in mind you need a solid door and professional tools. A local woodworking shop crafted a jig and routed it; a metal chop saw worked well to trim it a small amount to fit in a 35-7/8" with end plates. Another thing to keep in mind is that it can clearly handle angles/slants in the frame no problem, but can't seal gaps caused by waves, divots, or similar, curved imperfections. The drop adjustment was easy, but no way of knowing if it will stay put over time. If anything changes, I'll update this review.

I've just received this and I'm really disappointed. I wanted it to be as awesome as it looks but I can't see how it will stop drafts. Once the door is closed and the metal bar the neoprene seal is attached to gets pushed down, the draft from outside will just go up and over the bar. There's a tiny seal at the top of that metal bar but once the bar is pushed down the seal doesn't make contact with anything. I even called the manufacturer but they weren't able to convince me that it would work for me, so I'm returning it. I'm giving this product three stars instead of zero because I love the hidden aspect of the design. If they could just add effective seals that will work when the door is closed it will be a five-star product.

Despite arriving sealed and new-in-packaging, the product is missing a very important piece: the gasket (see pictures). The product listing shows the gasket, as seen highlighted in red in first attached photo. However, upon receiving the sealed, unopened product, it did not contain this part. As such, its ability to create an air seal between faces of the door is entirely compromised, as well as any “soundproofing” capabilities. In reviews for other similar products (different lengths) by same manufacturer I am now seeing similar complaints about the same part missing. It’s upsetting to see that after several years, these products are still being sold without the shown parts from the listing. Update: I contacted the manufacturer, to which they seemed very surprised (though I'm unsure how, as this issue has been reported in the reviews of these products since at least 2019). They told me order replacement through Amazon. I received the replacement, which like its predecessor, is also missing the same gasket/seal. I will contact the company again and will update this review if the issue is addressed. Until then, it's a safe assumption the entire batch is missing this critical part.

The device that I received did not come with the inter seals as advertised. There is nothing keeping air from going up and around the mechanism. It would only be good for keeping out light. All four pictures advertising the device clearly shows that it comes with these seals, but the one I received only has the bottom seal. Basically $85 to make door less effective at keeping drafts out. I don't know if the more expensive ones come with these seals as advertise which I would have gladly paid for. I wish that the description were accurate but I'll never know because this was a total waste of my time, so i'm returning and I'll take my business elsewhere

a residential door might be 1 3/8" or so. this thing is way to wide for that. Install is difficult, my trim carpenter for new construction couldn't figure it out. I never could find instructions either for how to make it drop automatically when door closes. Regret.
